Why Choose Us?
Rob Canady and Corey Durako have combined their extensive years of experience in the home building industry to curate a team of top-tier subcontractors, carefully selected from the best they’ve worked with across every division of the construction process. Their collaboration has resulted in what they consider a "dream team" in custom home building. Over the last decade in the Brunswick County area, they have built deep relationships with vendors, product support specialists, tradespeople, selection and sales experts, as well as county building officials and office staff. These connections allow Canady Durako Building Company to offer clients a comprehensive, one-stop experience when building their dream home.
To maintain their high standards, Canady Durako limits their project load to 6 to 8 homes per year. Among these, one may be a spec home built by the company, which serves as a model to showcase their innovative designs and craftsmanship. The remaining projects are typically custom homes built on client-owned lots, though they occasionally offer packages where clients can purchase a lot along with a custom-built home, depending on availability.
By controlling the number of projects, Rob and Corey ensure that every client receives the personal attention they would expect if they were building their own home. Their focus on quality over quantity has earned them a reputation for delivering not just exceptional homes, but an enjoyable, organized, and stress-free building experience. Canady Durako takes pride in the fact that many clients have expressed not only satisfaction with their homes but also with the entire process of creating them.
Their reputation speaks for itself. When a Canady Durako home is listed for resale, both clients and real estate agents know that the property stands in a class of its own. Rob and Corey are immensely proud that their homes continue to set a standard of excellence in the area, a testament to their dedication to quality and customer satisfaction.
We could discuss the ceilings, shiplap, or even the custom wood hoods, but what truly sets us apart is our dedication to our clients and the construction of high-quality homes.
We start by connecting our clients with a local home designer who has extensive experience in home design. This designer offers valuable knowledge and advice in creating a custom home. The design may be based on a previous plan with slight alterations to meet specific needs, or it could be an entirely unique design created over time. Once the home is designed and a proposal price is agreed upon, we send the plans to our structural designer to calculate all the necessary details for construction, such as beam sizes, load points, foundation design, and tie-downs. The surveyor then plots the finished home on the lot in preparation for the building to begin.
One of our team members, Lauren, leads the selection process by accompanying our clients on visits to our preferred vendors. Clients choose their preferences based on allowances previously discussed in the proposal for each vendor. All selections are then processed and priced for approval or alteration based on the client's desires. Once approved, the selections are sent to our project management team for implementation. We prioritize timelines on selections to give our clients ample time for approval before finalization and ordering.
When the framing of the home is completed, a formal onsite meeting is arranged over 1-2 days for our clients to meet with our tradesmen. During this meeting, the clients can outline their preferences for each aspect of the home, ensuring that our process leads to their desired final product. Many selection approvals are ordered and finalized during this meeting, which is led by Lauren Durako and Rob Canady.
We arrange another meeting later in the process to make final selections related to hardware, interior paint colors, and landscaping. We divide this process into multiple steps to prevent the home-building process from becoming overwhelming. This approach has been well-received by our clients, who find the process enjoyable rather than stressful.
Upon project completion, we meet onsite for a final inspection and to address any outstanding items. This final checklist is usually short and completed on the day of closing before the client moves in. We provide a one-year builder warranty and various other warranties for appliances, windows, doors, HVAC, and elevators.
In addition to an efficient process and commitment to our clients, all Canady Durako builds have certain quality "standards" that are always met. Clients can be assured of high-quality solid wood cabinet options, coastal trim accents throughout the home, tongue and groove ceilings, and more being a company standard.
